The Home Renovation Checklist: Every Step in Order

Renovations don't fail at random — they fail when steps happen out of order: demolition before materials, contracts before scope, payments before progress. This is the sequence I run as a professional project manager, adapted for homeowners running their own. Do these in order and you'll be ahead of most projects I get called in to rescue.

Phase 1 — Define (before talking to any contractor)

  • ☐ Write what you want and why — needs vs. wants, in a document
  • ☐ Set the real budget: target number, plus a 10–15% contingency that you hold and don't mention in negotiations
  • ☐ Reality-check scope against value — kitchen and bathroom ranges are a starting point
  • ☐ Decide who's managing this: you (here's the job description) or a professional
  • ☐ Check HOA rules and lead times now, not in month three

Phase 2 — Design & scope

  • ☐ Finalize layout and every material decision you can — decisions made now are free; the same decisions mid-build are change orders
  • ☐ Turn it into a written scope any contractor can bid on precisely
  • ☐ Note long-lead items (cabinets, windows, specialty tile, shower glass) with realistic lead times

Phase 3 — Contractor selection

Phase 4 — Contract

  • ☐ Deposit at the legal cap: $1,000 or 10%, whichever is less
  • ☐ Payment schedule tied to completed milestones, never dates
  • Change-order terms: written, itemized, signed before work
  • ☐ Trade-sequence schedule, lien-release requirements, warranty terms — in writing

Phase 5 — Pre-construction

  • ☐ Permits pulled (under the contractor's license, not yours)
  • Every material ordered before demolition — the single highest-leverage item on this list
  • ☐ Cabinet/countertop/glass delivery dates confirmed on a calendar you keep
  • ☐ Household logistics: temporary kitchen, bathroom rotation, pets, parking, neighbors warned
  • ☐ Photos of everything pre-construction

Phase 6 — Construction

  • ☐ Weekly walkthrough with photos, every week, no exceptions
  • ☐ Payments released only against verified completed milestones
  • ☐ Change-order log with running total vs. contract price
  • ☐ Inspections passed before work gets covered — never tile over an uninspected membrane
  • ☐ Decisions answered same-day; a stalled decision is a stalled trade

Phase 7 — Closeout (where tired homeowners give away leverage)

  • ☐ Punch list walked and written — final payment held until it's done, not promised
  • ☐ Unconditional lien releases from the GC and all subs once final payment clears
  • ☐ Warranties, manuals, permit final sign-offs in one folder
  • ☐ Leftover materials (tile especially) kept for future repairs
