A flat fee agreed up front, scoped to the size and length of your project. Think of it the way the industry does: insurance for your renovation, typically a fraction of what one bad contractor decision costs.
The GC owns the build and profits from the project — every change order is revenue for them. An owner's rep is independent oversight on your side of the table, answering only to you.
No — but it pays for itself fastest when multiple trades and real money are involved: kitchens, baths, ADUs, additions. In the free consult I'll tell you honestly whether your project needs it.
