What it costs

A flat fee scoped to your project and agreed before we start — no percentage games, no incentive for your project to cost more. On most remodels, catching one padded bid or one unjustified change order covers the fee on its own. The consultation is free.

+When should I bring you in?

Before you sign anything. The highest-leverage work — scope, bids, and contract — happens before the first hammer swings. If you're mid-project and it's going sideways, call me anyway.

+Do you replace my general contractor?

No. Your GC builds; I represent you. Good contractors like having a professional on the owner's side — it means clear decisions, prompt payments, and fewer misunderstandings.

+How do you work with Spanish-speaking crews?

Directly, in their language. Twenty years of supervising crews in Spanish means instructions, changes, and punch lists don't get lost between you and the people doing the work.
